There is a need to develop new office facilities if modern office leases will not become a scarce commodity in Aalborg in the coming years. This is the analysis of the commercial real estate agency Nordicals, which is experiencing a significantly increased interest in Aalborg’s best-located and most modern office properties.

The great interest in office facilities can also be felt at Port of Aalborg, which owns several commercial properties in the industrial area at the East Port.

Port of Aalborg initiated the construction of the 4,600 square meter office building C-House earlier this year to meet the need for new office spaces. Now, the first lease agreements have been signed, whilst dialogue about leasing out the remaining square meters is well-underway.

- It is really positive that we are already underway with lease agreements because the occupancy date is April 1 next year. This shows the high demand we are experiencing for our existing commercial properties with an occupancy rate between 95 and 98 per cent, says Senior Commercial Manager at Port of Aalborg, Jeppe Faber.

It is, however, not only office buildings that are being built at the East Port these years. In the immediate proximity of C-House, Port of Aalborg is also constructing a 10,000-square-meter warehouse building.

- It’s important for us to create the most optimal framework for future growth and development for our partners. For this reason, we have built 16,000 square meters of warehouse and logistics facilities in 2022, which the additional square metres will help supplement. The new facilities are located next to the future C-House with easy access to the quay, railway and E45 – and thus an ideal location for tenants who want to combine office and warehouse facilities with our intermodal logistics setup, says Jeppe Faber.

Flexible office building to meet latent need

The construction of the C-House is progressing according to plan, with all exterior work finished. Now the remaining development of the indoor square meters awaits, consisting of eight office spaces of varying sizes from 344 square meters to 1200 square meters.

- With eight tenancies in different sizes, C-House gives tenants flexible conditions. For example, we can move all the walls around and arrange them precisely as the tenants desire. At the same time, various welfare facilities and a canteen will be made, and the building will have a unique location with green and recreational surroundings. Now, we wait a few months to get everything finished before the new tenants are welcomed next year, says Jeppe Faber.

The first tenants are expected to move into C-House in April 2023.
